Chennai Metro Rail Limited (CMRL) has planned several property-development projects at 12 locations along Corridor 4 of Phase II, which runs from Poonamallee Bypass to Light House. Together, these sites cover more than 90,000 sq ft. The tender includes proposals for different types of buildings, such as integrated and stand-alone

entry/exit blocks, commercial spaces, a multi-level parking facility, and a major public-space improvement project at the point where Corridors 4 and 5 are separate.
Detailed Design
A detailed design consultant will prepare complete plans, architectural, structural, MEP (mechanical, electrical, and plumbing), and landscaping for all sites spread across the western, central, and southern parts of the corridor.
The document lists the size of each site. The stand-alone site at Boat Club measures 763 sq m, while the integrated block at Kutchery Road covers 2,018 sq m. The largest site is the C4-C5 demerging zone at 5,010 sq m, which will be reserved entirely for creating a public, pedestrian-friendly space. Other sites include an integrated area at Nandanam (988 sq m), Boat Club ES 01 (763 sq m), Boat Club ES 02 (708 sq m), Bharathidasan Road ES 02 (636 sq m), and Alwarpet ES 02 (1,565 sq m). A stand-alone site at Bharathidasan Road spans 438 sq m.
Western Corridor 4
In Western Corridor 4, stand-alone developments are planned at Kattupakkam (1,338 sq m) and Iyappanthangal (1,190 sq m). At Alappakkam, a larger 2,348 sq m plot will house a multi-level car park connected to the metro station through a foot overbridge. Most buildings will be either stilt-plus-three floors or ground-plus-three floors. The Boat Club stand-alone block will also include a basement.
At Alappakkam, where the double-decker Corridors 4 and 5 run parallel, the consultant will design the parking structure and all access routes. At the C4-C5 junction, the focus will be on landscaped public space rather than commercial development.
The consultant must provide tender drawings, final construction plans, design reports, land-use strategies, 3D walk-throughs, and transport-integration plans. Designs should include flood-resilience measures, universal accessibility, and space for small vendors where suitable. Landscaping must prioritise native trees, biodiversity pockets, and shaded walkways, with all projects aiming for IGBC Platinum-level green certification.
