First Project of Metro

The first project in this plan is the Mogharpada metro depot in Thane. This large depot will support four metro lines: 4, 4A, 10, and 11, and the layout even includes space for the future Thane Coastal Road to pass through the site. Although commercial buildings near stations are common, officials say this could be the first time the metro depot land itself is being used for commercial purposes.

Maharashtra CM's Confirmation

Chief Minister Devendra Fadnavis has confirmed the move, saying he has instructed MMRDA to follow a mixed-use model. This usually includes a combination of commercial, retail, and office spaces. However, real estate experts believe that residential buildings inside a depot may not be practical, and the land may be better suited for office complexes and commercial activities.

This plan comes at a time when many Mumbai residents are worried about increasing land monetisation. Several citizen groups have demanded that public land be used mainly for public services such as housing, open spaces, and essential amenities.

Mogharpada Depot

MMRDA officials said the Mogharpada depot, spread over 45 hectares, will be the pilot project. It is one of the biggest metro depots planned for Mumbai, designed to accommodate 64 trains, maintenance areas, administrative offices, and control rooms. Officials say there is enough space inside the depot premises to add commercial buildings, and the idea seems workable.

Experts believe this offers a rare chance to create new development in a city where most construction occurs through redevelopment. They say office spaces inside depot areas could reduce road traffic and support new business hubs. This plan will also help the metro generate additional revenue without raising ticket prices.
