Namma Metro Blue Line, Planned Along ORR

The metro line is planned along the busy ORR, which passes through major IT and residential zones. Experts believe this improved connectivity will increase demand for both homes and commercial spaces in these areas. Apartments, especially in mid-income and premium categories, are expected to be in high demand because many professionals work in nearby offices.

Completion of the Project in Phases

The project will be completed in phases; the first phase, from the Central Silk Board to KR Puram, is expected to be ready by the end of 2026. This stretch will cover around 17.75 km with 13 stations and connect key areas including HSR Layout, Bellandur, ISRO, and Marathahalli. The second phase, from KR Puram to the airport, will be completed later, extending metro access to north Bengaluru.

Extended Blue Line to Boost Growth

Real estate experts say the Blue Line will boost growth in areas such as Silk Board, HSR Layout, Bellandur, and Marathahalli. These locations are already close to major job centers, and better metro connectivity will make commuting faster and easier. This is likely to increase property prices over time and also raise demand for rental homes, especially among working professionals.

At the same time, IT corridors along this route are already seeing strong office space demand. The Silk Board to Hebbal stretch alone has a large share of the city's office space, with more development expected in the coming years.
