Ahmedabad to Get New 150-Metre Skyscraper to Break Records; Check Location

Ahmedabad is witnessing rapid growth in the construction of tall buildings, especially along SG Road and nearby areas. A new commercial building, planned near Nirma University in the Gota ward, is set to become the tallest in the city. If it receives approval from the state government's special technical committee, it will stand at 150 metres, surpassing the current tallest commercial building near Rajpath Club, which is 147 metres high with 43 floors.

More high-rise buildings in Ahmedabad

The proposed skyscraper will have more than 45 floors, making it both an architectural wonder and a useful space for businesses. This shows Ahmedabad's focus on vertical expansion, helping it grow as a modern city in Gujarat. The Ahmedabad Municipal Corporation (AMC) has already approved 23 buildings over 100 metres high, including 18 residential and five commercial projects. Additionally, the Ahmedabad Urban Development Authority (Auda) has approved six high-rise projects, while five more are waiting for approval. These developments confirm that Ahmedabad is becoming a hub for tall buildings.

Gujarat's urban growth and new rules

The state government has made several changes in rules to encourage the construction of taller buildings. In December 2014, it introduced the Gujarat Comprehensive General Development Control Regulations (CGDCR). These new rules increased the Floor Space Index (FSI), which helps in the construction of high-rise buildings. For example, Ashram Road was given an FSI of 5.4, while areas near Metro and BRTS routes were allowed an FSI of 4. However, in the early years, most approvals were for buildings with only 22 floors, not taller than 70 metres.

This changed in 2017 when a common GDCR was introduced, and in 2018, FSI values were adjusted based on road widths in five major cities, including Ahmedabad. By 2021, the government started approving buildings over 100 metres in major cities such as Surat, Rajkot, Vadodara, Gandhinagar, and Ahmedabad. According to the latest data from September 3, 2024, two buildings in Gandhinagar and Surat, and one in Vadodara, have received approval for construction over 100 metres.

Ahmedabad's shift to high-rise buildings is part of a larger urban plan to meet the city's growing needs. By building taller structures, cities like Ahmedabad are using land efficiently and creating modern spaces for living and working.
