A major commercial development is planned above the Nagawara metro station on the Pink Line in northeast Bengaluru. The project will include a four-storey commercial complex built over nearly six acres. Along with this, a multi-level parking facility covering around 3,225 square metres will be constructed next to the underground

station. This development is part of Bangalore Metro Rail Corporation Limited's (BMRCL) efforts to use metro spaces for commercial growth and increase its non-fare revenue.
BMRCL's Issuance of Expression of Interest
On Friday, BMRCL issued an Expression of Interest (EoI) inviting well-known developers, corporate companies, co-working space operators, and retail or mall chains to participate in the project. The plan is to develop 23,392 square metres (about 5.7 acres) of built-up commercial area across four floors at the station.
According to BMRCL, the first two floors of the building are already structurally complete, including the major components such as beams, columns, and slabs. Only the side walls are yet to be built. The remaining two floors will be completed within the next 8-10 months. Once finished, the space will be suitable for Grade 'A' office spaces, co-working centres, or premium shopping malls. BMRCL also said the design allows for dedicated lifts and escalators that can directly connect the commercial building to the metro concourse and platform, providing smooth movement for commuters and visitors.
Nagawara Station
Nagawara Station is expected to open to the public by December 2026. Its location is advantageous because it is close to major employment hubs such as Embassy Manyata Business Park, Karle Town Centre, and other tech zones. This makes the site attractive for companies looking for well-connected office spaces. Moreover, the station will provide direct connectivity to the airport through the Blue Line, which is scheduled to start operations by December 2027. The Blue Line's elevated station is being constructed right above the Outer Ring Road flyover, and its concourse will connect directly with the Nagawara underground station. This will make Nagawara a key transit point for passengers travelling to and from Kempegowda International Airport.
BMRCL's Issuance of Expression of Interest
On Friday, BMRCL issued an Expression of Interest (EoI) inviting well-known developers, corporate companies, co-working space operators, and retail or mall chains to participate in the project. The plan is to develop 23,392 square metres (about 5.7 acres) of built-up commercial area across four floors at the station.
A senior BMRCL official explained that the EoI has been released to collect ideas and inputs from various industry experts. After reviewing the responses, BMRCL will issue a Request for Proposal (RFP) for the actual development work. The final tender will include suggestions and features gathered during the EoI stage to ensure the project meets market needs and remains financially sustainable.
Developers must submit their EoIs by December 15. This project is the third major commercial development announced by BMRCL this year. The corporation has already proposed an 11-storey commercial tower with basement parking near the KR Puram metro station. At Majestic, BMRCL plans to create over one million square metres of commercial space along with its largest parking facility on a 31,920-square-metre property above the station.
All these developments are part of BMRCL's goal to increase its non-fare revenue to nearly 15% of its overall ticket revenue in the coming years.
