Kochi Metro's upcoming Phase 2 corridor to Kakkanad is expected to do much more than reduce travel time. The new metro line, which will connect Infopark and SmartCity with the existing metro network, is likely to change the city's real estate market over the next five years, according to Edward George P, President of the Kochi chapter of the Confederation of Real Estate Developers' Association of India (CREDAI).

Edward, who is also the Managing Director of Imperial Homes, said the biggest growth is expected in areas that are still relatively affordable rather than in already expensive localities. He explained that premium locations have already seen significant price growth, while emerging neighbourhoods have greater potential for appreciation.
A recent report by property consultant Cushman & Wakefield showed that suburban office markets accounted for 60% of Kochi's office leasing during the first quarter of 2026. Nearly 1.46 million square feet of new office space is also expected to be developed by 2028, mainly in suburban areas. The report says the metro extension will improve connectivity between the city centre and major IT hubs like Infopark and SmartCity.
How will Kochi Metro's New Corridor Benefit People?
The new metro corridor is also expected to change where people choose to live. Better connectivity will allow IT professionals to stay in suburban areas while still enjoying shorter and more convenient commutes. Areas such as Pathadipalam, Muttom and Ambattukavu could become popular residential locations as housing projects expand beyond the city centre.
Developers also expect more commercial activity around metro stations. As passenger footfall increases, more shops, restaurants, offices and other businesses are likely to open near the stations, creating new commercial hubs along the metro route.
Despite these developments, CREDAI believes MG Road will continue to remain Kochi's main business district. Edward said that national and multinational companies still prefer MG Road for its established business environment and prime location. He added that the metro expansion will create new business centres without reducing the importance of existing commercial areas.
The growing demand for office space also reflects this trend. According to Cushman & Wakefield, office leasing in Kochi increased by 18% between January and March 2026, with suburban locations accounting for most of the new office and residential developments.
